Found indoor coil around 25 years old, outside pressure at 0 when running. I was here about 1 year ago going over issues discovered during today’s emergency visit. 410a slab coil repair would be pending availability from manufacturer. They were closed. I would have to call in the morning. Warranty on repair would be 90 days, If we can get a coil for 410a.
It is my personal recommendation to go ahead and update the air-conditioning and coil. That option would come with 10 year parts and labor lady of the home needs to think about it. We did leave the fan intake on position to circulate some of the air. She stated she will call this pm to make a decision. Office to set time and date for job completion. Found outdoor coil stolen from outdoor unit. Evaporator coil dirty needs to be cleaned. This is a rental property, and the tenant recently moved in this property per the landlord conversation via telephone microbial growth present inside of mechanical closet with the cost associated on flushing, the copper lines, replacing the non-warranty, condensing coil, and the 410 a system recharge it is my personal recommendation to update the entire system with cage. After speaking with the landlord via telephone call, she stated that she has one other company she uses in the Selma area. She will call that other company and compare repair and replacement costs. Needs a cage around it to prevent further theft of the future. See all pics.

Found dirty outside outdoor coil, I was here last time for routine cooling. Amps and pressures stable, no 410a loss since last emergency visit. Due to outdoor system age, please start to prepare for system replacement in the event of larger non warranty issues of the future.

System 1, split system for up stairs. Found good pressures and running amps, replaced brass caps with new O rings. Starting points good, starting kit good, removed leaves and cleared all drain ports, foamed coil, see pics. Only issue discovered is run cap losing strength and is now well below allotted threshold. See pics, see math equation. Needs cap ASAP. Inside unit to spec, flushed drain and treated with tablets.
